Location: This is key! I look at the overall economic feel of the area, as well as the jobs and crime rates. Is it a vibrant place that's on the rise, or is it declining?
Cash flow: I want to make sure the property is generating positive cash flow now, not just based on projections. I look at actual rent payments, tax and insurance costs, and other expenses to get a clear picture of the property's financial performance.
Headache factor: I want to avoid properties that will cause me stress and headaches. I thoroughly investigate and do my due diligence to ensure that the property is a good fit for my portfolio and will bring value both in terms of income and potential appreciation.
