This is supported by the Latin American Real Estate Survey study, by the Center for Research in Finance of the Torcuato Di Tella University and Plusvalia, from the end of 2024, which reports the price per square meter of 13 cities in eight countries in the region.
The affordability of housing in Quito is determined by comparing it with prices in other cities in the region. For example, the price per square meter in Montevideo reaches $3,454, that is, almost three times the price in Quito.
In contrast, the average price per square meter in Mexico City is $2,706, and in Buenos Aires $2,540.
These are the cities that lead the ranking of the most expensive in the region. In Buenos Aires, prices have risen 5% in dollars, amid economic measures adopted by the government of Javier Milei to control inflation.
"In a context of high prices in the main cities of the region, the real estate market in Quito stands out for its relative accessibility and stability, which favors both investors and local buyers," says Plusvalia.
Gonzalo Rueda, general manager of the market consultancy firm MarketWatch, announced that the price per square meter in Quito has remained stable or decreased over the last year. He made this statement at a seminar with the brokerage firm Mercapital.
